A second Wawa is coming to Palm Coast. It’ll be built in place of the Paul Katz Professional Building at 1 Florida Park Drive South, on Palm Coast Parkway, next year. It’ll be directly across the street from one of the city’s three RaceTrac stations.
The three-level, 35,000-square-foot Katz office building, one of the oldest and more architecturally eye-catching structures in the city–with walls of glass and a boardwalk through lush greenery–will be demolished, along with a smaller structure on the parcel. It was built in 1986, in the earliest days of Palm Coast as an ITT subdivision.
The Wawa in its place will be a one-level, 5,600 square foot convenience store and gas station. Bowman Consulting of Tampa filed a technical site plan application with the city in mid-September, though discussions about a Wawa there date back two years. The store will have the familiar look of pale yellow clapboard siding, stucco, white trim and scarlet-red signage and eyebrow overhangs. (See renderings here.) The project includes an environmental assessment.
Palm Coast Development Director Jason DeLorenzo said initial discussions foresaw both a Wawa and a bank, making the project “too tight.” The full parcel, located between the east and westbound lanes of Palm Coast Parkway, is 2.9 acres. SunTrust has since left and re-emerged as Truist Bank in place of the old Mobile station at 220 Palm Coast Parkway.
“The proposed Wawa is on our main commercial thoroughfare, it’s an appropriate place for it,” said Jason DeLorenzo, the city’s development director. “As always, we encourage residents of the C Section to use Palm Harbor as often as possible” for shopping.
Katz owns the property under the name of Equity Holding Corp. of Flagler. He could not be reached before this article initially published. DeLorenzo said the transformation of the parcel into a Wawa is part of Katz’s plan, as the building itself, which used to have much of its office space leased to various businesses, is now less occupied. Still, as of last March, it had a long list of tenants, according to a 603-page environmental report filed by a consultant on behalf of the development. Inc, Maitland & Associates, Northbridge Precious Metal Gold and Silver Exchange, American Immigration Attorney John W Camp, NAACP Flagler County, Heart of Carrie LLC, Power House Processing LC, Helping Homes LLC, Preventative Health Services, US Patriot Title LLC, 2 Dot Realty, and SamHayes Skin & Body Wellness. First Florida Insurance was in the one-story building on the property.)
Demolition of the building is still “a few months away,” deLorenzo said, as is subsequent construction, with regulatory steps still ahead. The city on Oct. 19 issued an eight-page list of comments, recommendations and requirements to the developer

Palm Coast City Council members over the years have heard complaints from some property owners along Florida Park Drive about noise and traffic there. Asked whether the addition of a Wawa at the south end of Florida Park Drive might exacerbate those complaints, DeLorenzo said those voices are few, and more recently have been limited to one person.
A traffic analysis for the Wawa, conducted by RMC Property Group on behalf of the development and completed in August, projects that the store will generate 257 trips per hour at peak time in the morning, and 295 trips per hour at peak time in the afternoon and evening. That compares with 74 peak-hour morning trips now, and 76 trips per hour at peak hour in the afternoon.
Plans for a Wawa on State Road 100 and Bulldog Drive were originally revealed in November 2016, but not solidified until almost three years later, which suggests a smidge of caution when too eagerly anticipating the weirdly revered store’s openings. The store finally opened in July 2020, in the thick of the Covid pandemic. Then-Mayor Milissa Holland described it as “the most anticipated project here in our community in a long time, so our residents have been looking forward to this.”
At the time the 24-hour store was to employ 30 people, six of them full-time. It’s not yet known whether the Palm Coast Parkway location will be open 24 hours: the company has scaled back some of its 24-hour options. The company listed eight forthcoming stores in Florida in 2022, on its “Coming Soon” page. The new Palm Coast location is not yet listed.
The company is 58 years old. It employs 35,000 to 40,000 people and operates in New Jersey, Pennsylvania, Delaware, Maryland, Virginia, Florida, and Washington, D.C., with a planned expansion to Tennessee. It was projecting to surpass the 1,000-store mark this year, with plans to grow to 1,800 stores by the end of the decade. Forbes lists Wawa as the 24th largest privately held company in the United States, with annual revenue of nearly $15 billion. The name of the company has generally been associated with a Native American name for wild goose, but the etymology is richer than that.

This has caused Valdimer Putin to stop all sales of gas and oil to Europe and America. Second, Joe Biden attempted to negotiate with OPEC about increasing oil production. OPEC stated: “Neither will increase oil production nor will we keep our current production level. We are going to decrease oil production. Third, Joe Biden dipped into oil and gas reserves set back for the Winter months ahead. Fourth. The gas Stations here have their have prices set in a Boardroom at Corporate Headquarters not here in Palm Coast. The difference in Volusia and Flagler prices is based on various factors irrelevant to what some people think is Circle K being the Leader of gouging. Wow! What a misinformed commenter. I can’t say this is disinformation, but misinformation seems to fit the bill, masquerading as truth.
First of all, Russia is refusing to accept the EU resolution setting a price cap on Russian crude oil at $60 per barrel, which is below today’s free market price for crude oil. Simple inferential logic will tell you that the only reason the EU is setting a price cap on Russian crude oil is that EU countries are buying Russian crude oil and they voted to put a price cap on it. Yes, Russia has been using crude oil as leverage against the EU, but oil sales have been ongoing. The EU has taken steps to cut off reliance on Russian crude oil, not Russia against the EU, as you claim. America, on its own, banned importation of Russian crude oil, not the other way around. Both the EU and America did this as part of various sanctions packages imposed against Russia for starting its war in the Ukraine.
Second, OPEC (+) (the 13 OPEC countries have voting rights, but another 10 countries are allowed to attend OPEC meetings and many sign onto OPEC production decisions) voted in February 2021 to cut crude oil production by six million barrels of crude oil per day. Saudi Arabia voluntarily cut another one million barrels of crude oil per day. Five months later, OPEC voted to begin adding 400,000 barrels of production per day, which meant that OPEC would return to precut production levels after 15 months, not counting the Saudi cut. The OPEC production cut drove prices up from around $35 per barrel to around $85 per barrel. Then, Russia invaded the Ukraine. Well over a year after the OPEC vote to cut production, President Biden did request that OPEC further increase its production, which OPEC declined to do. There have been other OPEC votes to adjust production levels since 2021 and OPEC will continue to monitor the world’s crude oil supply in order to keep prices above levels that we have been used to seeing.
Third, I am not certain that you spotted the contradiction between your claim that Corporate Headquarters sets local prices and prices being set by supply and demand. Of course, both can be true, but there is much more to the setting of local gas prices.
As an aside, the number of operating American oil and gas drilling rigs has dropped significantly in the last month or five weeks, from just under 800 to in the low 600-range. Supply and demand really works. International prices for crude oil have dropped significantly in recent weeks and American energy companies are reducing their drilling efforts for new sources of American crude oil. An argument can be made that American energy companies are willing to ride OPEC’s coattails. High crude oil prices benefit American energy producers, too. They like what they see, and they appear to be ready to keep adjusting their drilling rig operations to keep crude oil prices above a certain level. At one period of time, around 2000 rigs were in operation during the Obama administration. Trump’s time in office saw numbers of just over 1000 during one short period of time. During the pandemic, numbers dropped to about 250 rigs in operation.

With the potential for more traffic in such a condensed space, they need to put a traffic light at Fleetwood Dr. & Old Kings Rd. so there is an alternative route for the people living in the C & F sections of Palm Coast. It’s nice to see the addition of another WAWA in pc, perhaps breaking the monopoly hold on gasoline prices and services Circle K has had in this city for ages. A company who operates poorly unkept stores with filthy bathrooms, and unclean floors, and less than friendly and personable staff.
We could use a break from this monopoly for sure, resulting in a more price competitive atmosphere, which will undoubtedly benefit palm coast consumers. The few circle K competitors like Baileys, and Race Trac have had little impact on pricing as these stores timidly follow suit with Circle K pricing, I’m hoping WAWA will change that.

You all may have it wrong. The price of gas is not due to the supply and demand nor has OPEC had enough pull to control our local prices. We should rather be looking at our local leaders, the school district and our local tax rates. The gas tax per gallon in Flagler county is .12 in comparison to .06 per gallon in St John’s county, .10 in Volusia County, and .04 per gallon in Orange County and Putnam counties

When I was a sitting councilman here in Palm Coast, I was working on bringing the aerospace industry and manufacturing to Palm Coast. My aviation background was able to open doors. One of the hallmarks of success in my military career was that I made things happen! However, city administration and my illness prevented me from pursuing specific opportunities that could have made things happen. One criticality was the loss of a dedicated economic development director on both the city and county staff. These positions were vital for the follow-through on the projects that I was working on.

Can’t wait until they build BJ’s . Gas there is currently $2.69 for regular. Every gas station in palm coast is around $3.29 give or take a few cents. As a matter of fact gas is cheaper almost everywhere in Florida except palm coast.

Unbelievable. Sad. Palm Coast Parkway on the east side of 95 which should have had severe setbacks with lots of trees and foliage is becoming just another ugly commercial strip. We already have Race Track with both east and west access and a Shell one block further east on pc parkway west providing sufficient gas. One of the nice things when i came to P C was getting off 95 and driving to the intracoastal through this beautiful road. Most of the commercial development should be reserved on the west side of 95. So we have a Racetrack and Wawa face to face representing the finest in American aesthetic.
Along with poor access to Palm Harbor shopping Center and the traffic jams at Publix and Starbucks i can only conclude city planners will next announce a car dealership and perhaps a hotel/motel on PC P East. A veritable strip of commercialism replacing what made PC attractive in the first place. No thanks.

I cannot disagree with a single comment here. Who brought this project before the board? Let me guess… This area needs to be protected before we tear out the remaining trees along this beautiful boulevard. We need to protect this area. If we don’t, there won’t be a single tree left. It should not have another commercial build on it that isn’t fronted with a tree lined 40 ft. Minimum setback.

Well at least here we are growing Wawa gas stations, dollar stores and public storage facilities as opposed to all of the bars, hookah lounges, vape stores and tattoo parlors like are in plentiful supply on the beach side of Daytona. While I think we could do a lot better at enticing quality of life business growth in our city like Jack Howell was good at when he was on the city council, the city could be doing a lot worse too. I think we should be thankful for the type of businesses that are coming in, and that the city is (so far) not seeing an influx if the type that are so prevalent and bringing down the quality of life in Daytona.

Celia, I understand the point you are making, but unfortunately, we will all have to accept that ugly word “progress” no matter which city or community we live in. Many years ago when I live in many beautiful places like in Mammoth Lakes, which is the preiminent ski area in the Sierra Nevada mountains in CA, or in Morro Bay, CA, I loved the small town atmosphere but nothing is the same anymore and Palm Coast will continue to evolve as well. Don’t think our city could not become what the worst of Daytona has been for years if the city makes a lot of boneheaded decisions that ultimately ruin the quality of life we enjoy currently. I’ve seen it happen to other areas, but even if the city staff makes good, long-term decisions according to a master plan, the city is bound to grow and change, because that is, for good or bad, progress.

Holy conspiracy theory, batman. What makes no sense is thinking that a hospital would be behind the building of a gas station. It’s not like there’s no other land in town to put a (more modern) medical building on. There’s even one supposedly in progress of being built at the corner of Belle Terre and Matanzas, although that has seemed stalled for awhile. SMH. It completely makes sense that Wawa would want to build on a parcel of land they could attain near a major freeway intersection, for the same reason that RaceTrac built in that location.

This state is very pro property development and will side with the owner almost every time. And I do not want my tax dollars being used to purchase property so it can’t be developed.

This is a disaster waiting to happen. What a shame. Let’s just realize what this means for Palm Coast. The super high intensity commercial structure marching east to the bridge. This is the first step. After this cools down, the next lot adjacent will start going too. Probably the church will be leaving, and Mr. DeLorenzo has a perfect replacement. More strip shopping centers, or franchise restaurants, and miles of parking lots replacing the beautiful tree canopy that is, or soon to be, was a much-enjoyed part of the city. This fellow got a raise from the city for kicking the Green Lion out. What are they doing? Residents need to realize we don’t have to have this. Oh, the Mayor and city manager will whine and stamp their little feet but we the people have to have a say in the form, in the shape, in the appearance of our city. If we give that up, we will have even more Wawa’s.

So just perfectly and realistically described the harm done to our city by the former developer lobbyist probably still registered in Tallahassee as such. We not only need new elected officials in 24 but also new administration.

I don’t know about who sets the market price for a gallon of gas or whatever, but this James (as a resident of Palm Coast for about 20 years now) can honestly say that it isn’t what it never was. And I no longer care if they build a WAWA in place of the Katz building… the traffic here (and there on PCPW) is already murder… and it will only be more so when they try to re-develop Flagler Beach.
WAWA… just another store that I’ll probably never set foot in… for gas or anything else for that matter.

Maybe the Katz building can move into the empty Race Track building two doors down. That is, IF that lot does not become a dollar store/general, self storage center, 5 n dime, or automat first.

Director Jason DeLorenzo made a comment only one person Mr Delorenzo is so wrong the peron who is referring to represents the area he lives on. Many residents dont like city council methods you only get 3 minutes to speak and there is no reply to your statement. Like the person representing the neighboro in the area, So Mr Delornzo should make a apolgy staement in the Flager live news paper. its unfortunate the citizens of palm coast are stuck because i am convinced we stuck with these people

Makes no sense, need a major gas station on US 1 where they are building thousands of new homes. The BP they open is a small business that can’t handle crowds.
