GoToby: Palm Coast’s Microtel in Foreclosure Sale

As a result of a Final Judgment of Foreclosure entered on June 5, 2014, Microtel Inns and Suites on Old Kings Road will be sold July 21.

Sold most recently for $7 million in 2007, the property is now assessed for $1.84 million. The sale will include real estate and personal property owned by the business. The plaintiff in the foreclosure action is BACM 2007-4 Kingswood Lodging LLC. Eskridge Capital LLC is the defendant.

Microtel joins Holiday Inn Express as local motels in apparent financial trouble. According to available public information, Holiday Inn Express’s property taxes for 2013 and 2014, totaling over $80,000 remain unpaid. Holiday Inn Express is assessed for $1,900,000.

Microtel was built in 2000, Holiday Inn Express in 2002.

    Isn’t the Holiday Inn the one in flagler that was just recently all remodeled or still being remodeled?

    Too bad. The market sucks here. My wife and I stayed at the Microtel once we arrived in PC waiting for the keys to our house. The room sucked, too. It made us wonder, “Wow, is everything down here soggy like this room? Did we just make a huge mistake?” But fortunately it was just bad management. Which doesn’t help a business much.

    Is not only bad management is lack of customers staying in those places as you can see in their deserted parking lots all the time. Same with the new Days Inn by Home Depot always empty parking lot…wonder if there is just a face business that one, given who owns it!! These LLC new fashion phantom corporations meaning “Limited Liability Corporations” as if “I do not pay there is nothing you can get out of me”….are getting all these loans from their buddies banks for these failure to be hotels and when they do not pay, then we bail out their bank. Also we get stuck not collecting the taxes due.
    I call it “fake Capitalism manipulated” and getting worst! Just like Fraudulent Shifting Profits Off Shore:

    Since the construction of the Microtel and the latest Best Western in Old Kings road and the new deserted Days Inn next to Home Depot. Don’t these LLC’s see there is a clutter of hotels and not enough customers? Same irresponsibility from the City officials approving all those hotels what about market research to avoid failure? Now we the tax payers are spending a fortune in infrastructure for the Palm Harbor developer for ugly bog box store that we don’t know if some short term success will pay back that expense.No need as these LLC get all the loans they ask for as if they don’t pay we bail them. Is not loo long ago that I read here I think that the local government and the local Chamber were saying that we didn’t have accommodations available in this County for events, just gross laughable idiotic statements. Now we have stuck with probably over 160,0000 in loss revenue. What about a moratoria in any further commercial capital improvements until this County gets out of its highest unemployment? For worst now a new pretentious wasteful City Hall to weight in our diminishing tax base and pockets..

    I think the Days Inn is out of the public view, and no one expects to go to Home Depot to get there.

    Palm Coast has far too many hotels and doesn’t have enough tourists to support them. Hotels like the Microtel which are horribly managed and have very low end rooms will not survive. If this hotel was better managed, it could very well be a better option, but I just don’t see that happening.
